Actually this is my very first time prepare tenancy agreement untuk rumah di Palmspring@Damansara. Tenancy agreement ini sangat penting untuk urusan income tax and bukti komitmen kite terhadap bank. However agreement ni perlu distamping sebagai bukti to legalise the document in term of laws. Please do so before a month from agreement date kalo x da kena fine. I was told, kite cume perlukan 2sets of agreement one is for landlord one is for the tenant.
Untuk proses stamping, ade 2 borang yang perlu diisi 1) PDS 1 dan 2) PDS 49(a) sahaja. Contoh ada dibawah. Untuk nilai setem pule, well for example i sewakan about RM1000 sebulan (cheap btol padahal rate kt sane RM1200-RM1600 terpaksa sewakan murah sbb bilik air masih bocor darn).

duti setem = (sewa setahun - RM2400)/250 x tempoh perjanjian (tahun)
* if tempoh perjanjian exceed 3 years, just multiply tempoh perjanjian kepada 3 tahun sahaja

For my case = (RM1000 x 12 months - RM2400)/250 x 1 year(s)
= RM 38.40 and round up to nearest RM1
= RM39 untuk first agreement
= RM 38.40 and round up to nearest RM1
= RM39 untuk first agreement
= RM10 untuk subsequent agreement
